44. All existing well locations shall be shown on all grading and other development plans to <br />assist with their protection until they can be properly destroyed unless the applicant <br />requests the well for use in landscaping. <br />45. Any planned new well, soil boring or well destruction must be permitted by Zone 7 before <br />starting the work. All existing wells on the site shall be removed or sealed, filled and <br />abandoned pursuant to Alameda County Ordinance 73-68, prior to the start of grading <br />operations unless Zone 7 retains specific wells for observation wells, or special approval is <br />obtained from the City Engineer for use of an existing well for landscape irrigation. If an <br />existing well is retained for this purpose: <br />I. The building developer shall install back-flow devices to prevent the cross- <br />contamination of the domestic, City water supply by the landscape well. <br />II. The project developer shall sign and file a "Statement of Future Well Use" with <br />Zone 7. <br />III. A certified Backflow Inspector shall inspect the well and backflow devices <br />annually and shall submit a report the Planning Department for review and <br />acceptance. <br />46. Abandoned septic systems shall be excavated and removed. Any active septic tank system <br />shall be abandoned and removed as soon as it is practical to connect the dwellings to the <br />City's sewer. <br />47. Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the project <br />developer. This shall include slurry seal, overlay, or street reconstruction if deemed <br />warranted by the City Engineer. <br />48. Prior to final building inspection, the project developer shall post address numerals on the <br />building so as to be plainly visible from all adjoining streets or driveways during both <br />daylight and night time hours. <br />Landscaping Conditions <br />49. All recommendations and mitigation measures listed in the tree report dated, "Received <br />October 20, 2006" shall be implemented. <br />50. No tree trimming or pruning other than that specified in the tree report shall occur. The <br />project developer shall arrange for the horticultural consultant to conduct a field inspection <br />prior to issuance of grading permits to ensure that all recommendations have been properly <br />implemented. The consultant shall certify in writing that such recommendations have been <br />followed. <br />51. No existing trees shall be removed or impacted by the proposed development. Prior to <br />commencement of construction, the project developer shall install tree protection fence, to <br />the satisfaction of the Planning Director, at the dripline of the existing trees on the subject <br />site. <br />
