Director shall incorporate into the project the biologist's recommendations plus any <br />California Department of Fish and Game mitigation measures to reduce the project's <br />impacts on the open space areas of the project. After construction is completed, the <br />project developer/property owner shall re-inventory the sites and report the findings back <br />to the Planning Director. All inventories/findings shall be reported back to the Planning <br />Commission. <br />12. The proposed outdoor lighting for the subject property shall be of low intensity (less than <br />70-watts), shall be shielded in order to minimize its visibility from off-site, and shall limit <br />the number of futures to attain the lowest luminosity. Outdoor lighting shall also not <br />glare onto adjacent properties or streets. <br />13. If archeological materials are uncovered during grading, trenching, or other on-site <br />excavation, all work shall stop and the City immediately notified. The County Coroner <br />and the Native American Heritage Commission shall be notified, and procedures <br />followed as required by the California Environmental Quality Act. A similar note shall <br />appear on the grading and construction plans. <br />14. The main structure shall be constructed to allow for future installation of a Photo Voltaic <br />(PV) system. The project/ building developer shall comply with the following <br />requirements for making all houses on the lot photovoltaic ready. Making the home <br />photovoltaic ready shall require the following measures to be implemented with the <br />construction of the structures covered: <br />a. Electrical conduit and pull strings shall be installed from the roof/attic area to the <br />buildings' main electrical panels. <br />b. Roof trusses shall be engineered to handle an addition load of five (5) pounds per <br />square foot beyond that of the anticipated load for the roofing material. <br />c. An area shall be provided near the electrical panel for the "inverter" required to <br />convert the direct current output from the photovoltaic panels to alternating current. <br />i. A bi-directional electrical meter shall be installed at the time solar panels are <br />installed. <br />These measures shall be shown on the building permit plan set submitted to the Planning <br />Director for review and approval before issuance of the building permit. The project <br />developer shall provide the future homeowners the necessary information delineating the <br />means by which photovoltaic panels can be applied to the roofs of the structures covered <br />by this approval. This information shall be submitted to the Planning Director for review <br />and approval prior to the occupancy of the unit. <br />15. A construction trailer shall be allowed to be placed on the project site for daily <br />administration/coordination purposes during the construction period. At no time shall <br />campers, trailers, motor homes, or any other vehicle be used as living or sleeping quarters <br />4 <br />
