90. Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the applicant. <br />91. With the exception of the one well on Lot 3 which is to be relocated and used for <br />irrigation purposes, existing wells on the site shall be removed or sealed, filled and <br />abandoned pursuant to Alameda County Ordinance 73-68, prior to the start of grading <br />operations unless Zone 7 retains specific wells for observation wells, or special approval <br />is obtained from the City Engineer for temporary use of an existing well for construction <br />water. Any wells designated for abandonment or any wells encountered during <br />construction are to be destroyed in accordance with a permit obtained from Zone 7. Any <br />of the homes that utilize the existing well for irrigation purposes shall have a backflow <br />prevention device installed on the domestic water service to the home. <br />92. Construction related traffic shall be routed along Clara Lane and not along <br />Montevino Drive. <br />URBAN STORMWATER RUNOFF REQUIREMENTS <br />93. Stormwater Desi.~n Requirements <br />The project shall comply with the Alameda Countywide NPDES Permit #CA50029831, a <br />copy of which is available at the City offices. <br />The following requirements shall be incorporated into the project: <br />a) The project developer shall submit a final grading and drainage plan prepared by a <br />licensed civil engineer depicting all final grades and on-site drainage control <br />measures including bio-swales. Irrigated bio-swales shall be redesigned as needed to <br />the satisfaction of the City Engineer to optimize the amount of the storm water <br />running off the paved surface that enters the bio-Swale at its most upstream end. This <br />plan shall be subject to the review and approval of the City Engineer prior to the <br />issuance of any building permits. <br />b) The project developer shall submit sizing designs criteria to treat Stormwater runoff at <br />the time of plan submittal. <br />c) Landscaping shall be designed to minimize irrigation and runoff, promote surface <br />infiltration where appropriate, and minimize the use of fertilizers and pesticides that <br />can contribute to Stormwater pollution. <br />1) Structures shall be designed to discourage the occurrence and entry of pests into <br />buildings, thus minimizing the need for pesticides. <br />2) Where feasible, landscaping shall be designed and operated to treat Stormwater <br />runoff.
