81. If this project is constructed before the Hatsushi development immediately to the west <br />(PUD-99-14), all utilities, such as sewer, water, electrical, storm drain lines, and joint <br />trench, shall be redesigned and extended from Tract 7160 in Clara Lane, unless otherwise <br />approved by the City Engineer. If the sewer system is redesigned to flow to the east, a <br />private sewer grinder pump shall be installed on Lot 3. This pump shall be installed with <br />house construction; however, the force main shall be installed with the Parcel Map <br />improvements to the closest sanitary manhole that flows into a gravity sewer main. In <br />addition to the force main, a conventional sewer lateral shall be stubbed from the lot <br />towards the gravity sewer to be installed with the Hatsushi development, PUD-99-14. <br />The owner of Lot 3 shall be responsible for the cost of connecting to the gravity sewer <br />main when the gravity sewer is available. The proposed location of the pump shall be <br />shown on the tentative Parcel Map and shall be subject to the review and approval of the <br />City Engineer and the Planning Director, and shall be substantially screened with <br />landscaping if located outside <br />The applicant shall be responsible for connecting the existing water and sewer laterals at <br />837 Clara Lane into the new mains. <br />82. Prior to recordation of the Parcel Map, the applicant shall post with the City and <br />additional performance bond for all subdivision improvements that are not accepted by <br />the City of Pleasanton. <br />83. The perimeter of all building foundations shall be designed with subdrains. Said drains <br />shall be connected to the street gutter or other means acceptable to the City Engineer. <br />84. Roof leaders shall not be directly connected into the storm drain system. <br />85. The applicant shall install all new and existing utilities (PG&E, Pacific Bell, Cable TV, <br />etc.) in conduit underground for each parcel unless waived by the City Engineer. Electric <br />power distribution, gas distribution, communication service, cable television, and any <br />required alarm systems shall be installed underground in a joint utility trench. <br />86. The applicant shall submit a refundable cash bond for hazard and erosion control prior to <br />issuance of an engineering or building permit. The amount of this bond will be <br />determined by the City Engineer. <br />87. The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br />88. The applicant shall submit a dust control plan or procedure as part of the improvement <br />plans. <br />89. The design of the water supply and sanitary sewer systems shall be subject to the review <br />and approval of the City Engineer. <br />18 <br />
