67. The applicant shall install at least one fire hydrant on the project site. The <br />number, type, and location of fire hydrants shall be subject to the approval of the <br />Fire Chief and the City Engineer. <br />68. The applicant shall ensure that fire protection facilities are installed and <br />serviceable prior to and during the time of construction. <br />PUBLIC WORKS AND ENGINEERING <br />69. The front property line of Lot 3 shall be the southern back of curb of Clara Lane. The <br />exact location of the property line shall be subject to the review and approval of the City <br />Engineer, prior to the recordation of the Parcel Map. <br />70. A sidewalk shall not be installed on the southern side of Clara Lane. <br />71. Lot 1 (above the 536 foot elevation) shall be required to have individual booster pump <br />water service. The proposed location of the pump shall be shown on the tentative Parcel <br />Map and shall be subject to the review and approval of the City Engineer and the <br />Planning Director, and shall be substantially screened with landscaping if located outside. <br />72. The applicant shall comply with the recommendations of the geotechnical report prepared <br />by Korbmacher Engineering, "Received May 18, 2006" and the recommendations of the <br />peer review consultant, Alan Kropp and Associates, "Received September 29, 2006". <br />Where the recommendations of Korbmacher Engineering and Alan Kropp and Associates <br />conflict, the recommendations of Alan Kropp shall be followed, unless otherwise <br />approved by the City Engineer. Additional geotechnical reviews and reporting may be <br />required by the City Engineer prior to the recordation of the Parcel Map. The applicant's <br />geotechnical engineer shall respond to the peer reviewer's comments in writing prior to <br />tentative Parcel Map approval. The applicant's geotechnical consultant or the peer <br />review consultant Alan Kropp and Associates, as determined by the City Engineer, shall <br />review and approve all grading, foundations, retaining walls, and drainage aspects of the <br />final development plans to ensure that the recommendations have been properly <br />incorporated into the development. The applicant's geotechnical consultant shall be <br />present on site during grading and excavation operations. The results of the inspections <br />and the as-built conditions (and daily diary entries on a bi-weekly bases) of the project <br />shall be certified in writing by the geotechnical consultant for conformance to the <br />approved plans and final geotechnical report and submitted to the City Engineer and the <br />Chief Building Official for review and approval prior to occupancy. <br />73. To the extent feasible, the house pad on Lot 2 and Lot 3 shall be lowered and the grade of <br />the western slope shall be 3:1. Three retaining walls on Lot 2, one by the southern <br />property line, one by the top of the western slope, and one near the bottom of the slope <br />may be used to accomplish this. The retaining walls shall be no more than 4 feet in <br />height. The grading of the entire site and the design and location of all retaining walls <br />shall be subject to the review and approval of the City Engineer and the Planning <br />16 <br />
