Ordinance No. 1958 <br />Page 6 of 17 <br />25. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of a building <br />permit. Said landscape plan shall be detailed in terms of species, location, size, <br />quantities, and spacing. <br />26. The applicant shall make the following modifications/revisions to the landscape plan: <br />a. Evergreen ivy or vines shall be planted along the western base of the masonry <br />wall. <br />b. The rosemary groundcover within the bioswales shall be substituted with one or <br />more species of groundcover that are suitable for a bioswale environment (i.e., <br />one that doesn't "drown" easily when the soil becomes saturated, one that sends <br />out many fibrous roots to reduce erosion, and one that does a good job of <br />filtering the water before it reaches the drain inlet). <br />c. The species and sizes of the native riparian landscaping to be installed along the <br />southerly bank of Sycamore Creek shall be shown on the plan. <br />Said modifications shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to review and approval by the Planning Director prior to <br />issuance of building permits. <br />27. The applicant shall provide root control barriers and four inch perforated pipes for trees <br />in planting areas less than ten feet in width, as determined necessary by the Planning <br />Director at the time of review of the final landscape plans. <br />28. The applicant shall install an automatic irrigation system for all project landscaping, <br />including the landscaping installed in the City right-of-way. <br />29. Except as otherwise conditioned, all trees used in landscaping shall be a minimum of <br />15 gallons in size and all shrubs a minimum of 5 gallons. <br />30. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design. <br />31. The project developer shall comply with the recommendations of the tree report <br />prepared by Traverso Tree Service dated March 5, 2007, except that tree nos. 5 and 6 <br />shall be saved as shown on the approved development plan. No tree trimming or <br />pruning other than that specified in the tree report shall occur. The project developer <br />shall arrange for the arborist to conduct a field inspection prior to issuance of grading <br />permits to ensure that all pre-construction recommendations have been properly <br />implemented. The arborist shall certify in writing to the City that such recommendations <br />have been followed. <br />32. No trees shall be removed other than those specifically designated for removal on the <br />approved plans. The project developer shall post cash, letter of credit, or other security <br />satisfactory to the Planning Director in the amount of five thousand dollars ($5,000) for <br />each tree required to be preserved, up to a maximum of twenty-five thousand dollars <br />6 <br />
