8. The permitted uses for the subject properties shall be subject to the following list <br />of uses: <br />• Administrative and Business Offices <br />• Design-Related Offices <br />• Insurance Offices <br />• Investment Services <br />• Legal Services <br />• Medical and Dental Offices <br />• Real Estate Offices <br />• Research Services <br />9. Prior to issuance of a building permit, a lot line adjustment shall be approved by <br />the City of Pleasanton and recorded which merges the 5980 and 5998 Sunol <br />Boulevard properties into one property. <br />10. Prior to issuance of a building permit, the applicant shall reimburse the North <br />Sycamore Specific Plan funding developer(s) for the 5980 Sunol Boulevard <br />property's pro rata share of the North Sycamore Specific Plan capital <br />improvements as stipulated by the North Sycamore Specific Plan Finance Plan. <br />11. Prior to occupancy, the applicant shall join the North Sycamore Specific Plan <br />Maintenance Association as determined by the City Engineer. The maintenance <br />association fees for this project shall be based on the 5980 Sunol Boulevard <br />property's pro rata share in a manner consistent with the North Sycamore <br />Specific Plan Finance Plan. <br />12. The windows shall be recessed from the outside face of wall as shown on the <br />"Typical Window Section" on the approved building elevations. Window <br />specifications and typical installation details shall be included with the plans <br />submitted for issuance of building permits and shall be subject to the review and <br />approval by the Planning Director prior to issuance of building permits for the <br />project. <br />13. Except as otherwise approved by the Planning Director, the exterior stucco finish <br />on the building shall have a fine sand float finish. The stucco finish shall be <br />noted on the building permit plans. <br />14. The approved building colors and materials shall be indicated on the final <br />building permit plans. Any proposed revisions to these approved colors or <br />materials must be submitted for review and approval by the Planning Director <br />prior to painting/installation. <br />15. The colors of the split-faced masonry wall shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of a <br />building permit. <br />2 <br />
