EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-65, Nick Kavayiotidis <br />5980 and 5998 Sunol Boulevard <br />July 17, 2007 <br />GENERAL <br />1. Development shall be constructed substantially as shown on the plans, <br />color/material board, U.S. Green Building Council LEED Checklist, and related <br />materials, Exhibit A, dated "Received" March 16, May 22, and June 21, 2007, on <br />file with the Planning Department, except as modified by the following conditions. <br />Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br />2. The applicant shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br />3. The developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br />4. The PUD development plan approval shall lapse two years from the effective <br />date of this ordinance unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion. <br />5. All conditions of approval for this case shall be reprinted and included as a plan <br />sheet(s) with the building permit plan check sets submitted for review and <br />approval. These conditions of approval shall be on, at all times, all grading and <br />construction plans kept on the project site. <br />6. Prior approval from the Planning Department must be received before any <br />changes are constituted in site design, grading and drainage, building design, <br />building colors or materials, landscape material, etc. <br />PLANNING <br />7. The site development standards for the subject properties shall follow the Office <br />District of the Pleasanton Municipal Code, except as modified by the North <br />Sycamore Specific Plan and the conditions of approval for Case PUD-65. <br />
