City's Landscape Architect prior to the start of con- <br /> struckion of the project. At this meeting, the extent <br /> of tree protection and remedial tree work shall be <br /> established. <br /> <br />7. That this development shall adhere to all applicable <br /> conditions of approval for Case PUD-80-2-2M. <br /> <br />8. That the applicant notify the Planning Director as to <br /> the status of the project construction phasing plan <br /> prior to the issuance of any building permits. The <br /> remaining undeveloped pad and surrounding area shall be <br /> kept in a neat and weed-free manner at all times. <br /> <br />9. That this development shall be subject to all Standard <br /> Conditions of Development attached hereto and made part <br /> of this case by reference, except #12, 29, 46 and 54. <br /> <br />10. That the applicant install an adequate number of <br /> architecturally-compatible trash enclosures on-site. <br /> The final number, location and design of these enclo- <br /> sures shall be submitted for final review and approval <br /> of the Planning Director prior to the issuance of any <br /> building permits. <br /> <br />11. That the applicant shall contribute $70,000 toward the <br /> cost of improving the eastbound through and the left- <br /> turn lanes at the intersection of Valley Avenue and <br /> Bernal Avenue. Anticipated improvements include median <br /> reconfiguration, roadway widening, and restriping. The <br /> monies shall be paid to the City Engineer prior to the <br /> issuance of any building permits for the project. <br /> <br />12. That the applicant be responsible for the design and <br /> installation of a traffic signal and all necessary <br /> roadway improvements at the intersection of the 1-680 <br /> northbound off-ramp and Bernal Avenue. Roadway improve- <br /> ments to the off-ramp shall include, but not be limited <br /> to, necessary widening, curbing, drainage improvements, <br /> etc. required to create a double right-hand turn lane <br /> onto eastbound Bernal Avenue, in addition to a single <br /> through-lane. The applicant shall be responsible for <br /> receiving all necessary Caltrans approvals for said <br /> improvements. The signalization and roadway improve- <br /> ments shall be completed and functional prior to the <br /> final building inspection of the two, 5-story buildings <br /> within the Sycamore Plaza complex or unless bonded to <br /> the satisfaction of the Planning Director. All <br /> improvements shall be subject to final review and <br /> approval of the Planning Director and City Engineer. <br /> <br />(pudS0211.mll) <br /> <br /> <br />
