Attachment A <br /> <br /> PUD-80-2-11D <br /> 12/20/88 <br /> <br /> Conditions of Approval <br /> <br /> 1. That the development be substantially as shown on the <br /> plans, Exhibit A, on file with the Planning Department, <br /> except as modified by the following conditions. <br /> <br /> 2. That the applicant revise the ground-floor fire truck <br /> access points at the end of each building to the satis- <br /> faction of the City's Fire Marshal. Anticipated design <br /> modifications include installation of additional pav- <br /> ing/concrete, relocation of some planting, and adjust- <br /> ments to the large entrance fountain structure. The <br /> final design of these access points shall be submitted <br /> for final review and approval of the Fire Marshal and <br /> Planning Director prior to the issuance of any building <br /> permits. <br /> <br /> 3. That the applicant install fixed, wall-mounted fire <br /> access ladders at all fifth floor balconies, as required <br /> by the Fire Marshal and Planning Director. The final <br /> design and location of these ladders shall be submitted <br /> for review prior to the issuance of any building per- <br /> mits. <br /> <br />4. That the final color for the balcony railings be sub- <br /> mitted for review and approval of the Planning Director <br /> prior to the issuance of any building permits. The <br /> final railing colors should be of a muted tone that <br /> complements the overall building color scheme. These <br /> railings are not intended to be utilized as color ac- <br /> cents for the building. <br /> <br />5. That the applicant revise the design, color and material <br /> of the roof screen, as required by the Planning Direc- <br /> tor. The final roof screen design shall result in an <br /> architectural feature that complements, but does not <br /> dominate, the overall building design. The screen <br /> structure shall be of the lowest profile possible to <br /> adequately screen all anticipated roof-mounted equip- <br /> ment. The final design shall be submitted for final <br /> review and approval of the Planning Director prior to <br /> the issuance of any building permits. <br /> <br />6. That no work be completed on or within the dripline of <br /> the existing, Heritage-sized, Sycamore tree without <br /> specific authorization of the City's Landscape Archi- <br /> tect.
