Resolution No. 88-590 <br />Page two <br /> <br />WHEREAS, the City Council finds based on the preponderance <br /> of evidence, as follows: <br /> <br /> (1) The project will have adverse effects on <br /> residential neighbors and on cumulative traffic <br /> conditions; <br /> <br /> (2) The project does not meet the spirit/intent of <br /> the General Plan's policies toward neighborhood <br /> centers nor preservation of heritage trees; <br /> <br /> (3) The project is not compatible with residential <br /> uses to the west and south due to additional <br /> traffic, interference with turning movements, <br /> introduction of truck traffic, and nuisance noise; <br /> and <br /> <br /> (4) The project contains a minimum of street <br /> frontage landscaping and other "beautified" open <br /> areas as called for in the purposes of a PUD <br /> District. <br /> <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br /> <br />Section 1: The appeal in Case PUD 88-10, the application of <br /> Stanley Partners for a rezoning, a modification of <br /> a PUD District to permit additional uses, and a <br /> development plan, with respect to a multi-building <br /> retail and service commercial complex, of <br /> approximately 213,000 square feet, to be located on <br /> a 21.4± acre site on the north side of Stanley <br /> Boulevard between First Street and Valley Avenue, <br /> is DENIED and the decision of the planning <br /> commission in this matter is SUSTAINED. <br /> <br />Section 2: This resolution shall become effective <br /> immediately upon its passage and adoption. <br /> <br /> <br />
