Resolution No. 88-590
Page two

WHEREAS, the City Council finds based on the preponderance
of evidence, as follows:

(1) The project will have adverse effects on
residential neighbors and on cumulative traffic
conditions;

(2) The project does not meet the spirit/intent of
the General Plan's policies toward neighborhood
centers nor preservation of heritage trees;

(3) The project is not compatible with residential
uses to the west and south due to additional
traffic, interference with turning movements,
introduction of truck traffic, and nuisance noise;
and

(4) The project contains a minimum of street
frontage landscaping and other "beautified" open
areas as called for in the purposes of a PUD
District.

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON
RESOLVES AS FOLLOWS:

Section 1: The appeal in Case PUD 88-10, the application of
Stanley Partners for a rezoning, a modification of
a PUD District to permit additional uses, and a
development plan, with respect to a multi-building
retail and service commercial complex, of
approximately 213,000 square feet, to be located on
a 21.4± acre site on the north side of Stanley
Boulevard between First Street and Valley Avenue,
is DENIED and the decision of the planning
commission in this matter is SUSTAINED.

Section 2: This resolution shall become effective
immediately upon its passage and adoption.
