CONSTRUCTION ADMINISTRATION SERVICES <br /> FOR THE OPERATIONS SERVICE CENTER <br /> <br />The Architect hereby agrees to perform the following services <br />during the construction phase: <br /> <br /> 1. Work with the Owner to analyze the project construction <br /> status and consider principal factors affecting the Project <br /> construction. Prepare a report that summarizes the results <br /> of the project status analysis, defines a recommended <br /> project organization, and recommends the major management <br /> priorities. <br /> <br /> 2. Based upon the management strategy selected by the Owner, <br /> prepare a Program Management Plan that details the <br /> procedures that will be used to manage and control the <br /> project construction through its various phases. <br /> <br /> 3. Plan, coordinate, and conduct project meetings. <br /> <br /> 4. Monitor, and during the project, continue to identify and <br /> evaluate project constraints. Recommend mitigative measures <br /> to the Owner. <br /> <br /> 5. Coordinate the work of the Owner, Consultants, and <br /> Contractors relative to scheduling the project work. <br /> Monitor Contractor's construction schedules and progress. <br /> <br /> 6. Work with the Owner to develop and implement project <br /> reporting systems. <br /> <br /> 7. Meet with the project staff and with the Owner to coordinate <br /> the performance of the various parts of the work to maintain <br /> planned project schedules, to coordinate utility services, <br /> and generally effect management of the Project, as required, <br /> to minimize delays and costs. <br /> <br /> 8. Monitor equipment and material delivery schedules, <br /> construction records, and construction measurement records. <br /> Establish from these records the amounts of any progress <br /> payments due to contractors and verify the completion of the <br /> amount of work contractually required to support the payment <br /> requests of the contractors. <br /> <br /> 9. Meet with the Contractor's representatives and assist the <br /> Owner as necessary to coordinate the performance of all <br /> parts of the work, to monitor planned construction <br /> schedules, and to generally effect management of the <br /> construction in accordance with the provisions of the <br /> contract documents as required to anticipate and minimize <br /> delays.
