9. The applicant shall relocate the existing modular newsrack to <br /> a site satisfactory to the City Engineer, following notice to <br /> the affected newspapers. <br /> <br />10. The existing driveway on Main Street shall be removed and new <br /> curb and gutter installed in its place. The existing <br /> sidewalk on both Main and West Angela Streets across the <br /> project frontages shall be repaired as required by the City <br /> Engineer. <br /> <br />11. The second-story balcony shall be constructed such that there <br /> is a minimum of three (3) feet clearance between the <br /> luminaires and the balcony. <br /> <br />12. The posts supporting the proposed overhang/balcony shall be <br /> installed a minimum of two (2) feet clear of the face of <br /> curb. <br /> <br />13. The existing tree wells on West Angela Street shall be <br /> reworked to the satisfaction of the City Engineer. <br /> <br />14. The proposed driveway curb cut providing access to the trash <br /> area on West'Angela Street shall be deleted. <br /> <br />15. The applicant shall obtain an Encroachment Permit for those <br /> portions of the structure projecting over the public right- <br /> of-way prior to issuance of a building permit. <br /> <br />16. This approval shall constitute a certificate of <br /> appropriateness for the demolition of the existing Round-Up <br /> building located at 354 Main Street. <br /> <br />17. The project shall be subject to all Standard Conditions of <br /> Development, attached hereto and made part of this case by <br /> reference, except COnditions 8, 9, 11, 12, 13, 27, 29, 34, <br /> 35, 36, 46, 49, 50, 54, and 55. <br /> <br /> <br />
