Resolution No. 88-481 <br /> Exhibit "A" <br /> Z-88-364 <br /> 10/4/88. <br /> <br />1. The project shall be as shown in the site plans and <br /> elevations contained in the one-story and two-story exhibits <br /> dated "revised, September 6, 1988," on file in the Planning <br /> Division, except as modified by these conditions. <br /> <br />2. If a one-story building is proposed for construction, it <br /> shall be designed and built structurally for the addition .of <br /> a second floor in accordance with the plans on file for the <br /> two-story building. <br /> <br />3. The final design for the building's windows and other trim <br /> features shall be subject to review and approval by the <br /> Planning Director prior to issuance of a building permit; <br /> trim features shall include pedestrian scale detail features <br /> consistent with the overall building architecture. <br /> <br />4. <br /> In lieu of trimming the two trees overhanging the site at its <br /> southeast corner, the applicant shall offer to remove the <br /> trees and replace them with two 15 gallon-sized replacement <br /> trees of a species satisfactory to the adjacent property <br /> owner and the Planning Director. If the adjacent property <br /> owner does not grant permission for these trees' removal and <br /> replacement, they shall be trimmed as necessary to enable the <br /> building's construction. <br /> <br />5. The applicant shall attempt to secure necessary easements to <br /> allow the relocation of the trash and utility area to the <br /> southeast corner of the building. If such easements can be <br /> secured, the project shall be redesigned to extend the store <br /> frontage across the full width of the West Angela Street <br /> frontage. The final design shall be subject to the approval <br /> of the Planning Director. <br /> <br />6. The signage program shown is conceptual only and does not <br /> meet current Code requirements. The project shall submit a <br /> comprehensive sign program for City approval prior to <br /> occupancy of the building. <br /> <br /> 7. The applicant shall enter intQ_an in-lieu parking agreement <br /> in accordance with Code provisions to provide the Code- <br /> required parking spaces for this project, the agreement <br /> shall be approved prior to issuance of a building permit. <br /> <br /> 8. Prior to issuance of a building permit, the applicant shall <br /> propose measures to provide adequate illumination beneath the <br /> covered sidewalks at the ground floor level; these shall be <br /> incorporated into the project plans after review and approval <br /> by the Planning Director. <br /> <br /> <br />
