SR 89:133 <br />Page 5 <br /> <br />Policy Option 1: <br /> <br />The most accurate, present-day information is from actual traffic <br />counts, i.e., the Driveway Study. Using this information produces <br />a P.M. trip rate of 1.24 vehicle trips per 1,000 sq. ft. of <br />occupied floor area and 0.38 trips per employee. It assumes an <br />employee density of one per 305 sq. ft., the density of the <br />counted buildings. (The A.M. figure 1.36 trips/i,000 sq. ft. is a <br />derived figure using TSM Survey data for arrival time but with the <br />same employee density and other adjustments consistent with the <br />counted trips.) <br /> <br />This selection of buildings includes 2,864,807 sq. ft. and <br />presents an employee density of 305 sq. ft. per employee as <br />compared to the Hacienda Business Park average of one employee per <br />289 sq. ft. or the total spread sheet average of 311 sq. ft. <br /> <br />Policy Option 2: <br /> <br />This option presumes that the North Pleasanton building occupancy <br />as it existed before AT&T vacated its various buildings in moving <br />into its new headquarters is more typical of what to expect for <br />trip generation (311 sq. ft. per employee) and uses the Trip <br />information taken from the 1988 TSM Surveys and factors it for <br />arrival-departure, vehicle occupancy and employees not leaving <br />from work. <br /> <br />This data base then produces a PM peak hour trip rate of 1.33 <br />trips per 1,000 sq. ft. of occupied floor space and an AMpeak <br />trip rate of 1.51. <br /> <br />Policy Option 3: <br /> <br />This policy option takes policy option 2 and expands the number of <br />trips to take into consideration that the trip rate will increase <br />if the number of employees increase, therefore, changing the <br />current 311 sq. ft. per employee to 250 sq. ft. per employee. The <br />250 sq. ft. per employee may more closely approximate employee <br />density at buildout. <br /> <br />This data set produces a PM peak trip rate of 1.65 trips per <br />thousand sq. ft. of occupied space and an AM rate of 1.88. <br /> <br /> <br />
