CONDITIONS OF APPROVAL <br />PUD-81-30 <br />1. That the development shall be substantially as shown in the <br />development plan, Exhibit A, the Design Guidelines, Exhibit B, <br />and Articles IV and V and Section 13.4 of the Declaration <br />of Covenants, Conditions and Restrictions, Exhibit C, <br />all on file with the Planning Division, except that the <br />Design Guidelines shall be modified to clarify that all <br />building and site design shall be approved by the City. <br />Modifications to the Development Plan, Design Guidelines, <br />and Articles IV and V of Section 13.4 of the CC&RS shall <br />be governed by Article 14, Chapter 2, Title II of the <br />Ordinance Code of the City of Pleasanton. <br />2. That development on the subject property may continue <br />as long as none of the intersections listed in Table V <br />of the North Pleasanton Traffic Study (NPTS), Volume 3 <br />(attached hereto and made part of this case by reference) <br />reach or are projected to reach level of service (LOS) D <br />as described in the Highway Capacity Manual, HRB Report 87 <br />except the following listed intersections: <br />Dougherty Road/Dublin Boulevard <br />Foothill Road/Canyon Way (Dublin Canyon Road) <br />Foothill Road/Deodar Way <br />Stoneridge Drive/Foothill Road <br />Johnson Drive/Willow Road <br />Johnson Drive/Rock Avenue (West) <br />Johnson Drive/Rock Avenue (East) <br />The following listed intersections should be added to the list <br />of intersections in Table V of the NPTS, Volume 3: <br />Hopyard Road/Valley Trails Drive (North) <br />Hopyard Road/Valley Trails Drive (South) <br />Hopyard Road/Coronado Lane <br />Santa Rita Road/MOhr Avenue <br />Until the time that it appears that any of the listed <br />intersections may reach LOS D the developer need not <br />construct more than the following, all as provided for <br />the developer's plan: <br />a. Project interior street improvements including signals. <br />b. Complete the widening of Hopyard Road to six lanes from near <br />Johnson Drive to Valley Avenue. <br />c.
