MEMORANDUM <br />November 9, 1983 <br />TO: Planning Commission <br />FROM: Engineering Services - City Engineer <br />SUBJECT: Staff Report for Tentative Map <br />Tract 5164, Valley Plaza Villages II <br />This development is recommended for approval subject to the <br />following conditions: <br />1. That the developer dedicate a grant of easement to <br />the City over those parcels shown on the tentative <br />map as public service easements (P.S.E.). <br />2. That approval of the design for the line, grade, and <br />structural sections for the streets serving this <br />development be withheld pending final design and <br />review by the City Engineer. <br />3. That the developer secure approval from the Planning <br />Director for all proposed street names prior to submittal <br />of the final map. <br />4. That vertical P.C.C. curbs and gutters be constructed <br />within this development unless otherwise approved by <br />the City Engineer and that the curb and gutter be <br />poured monolithically with the sidewalk when the <br />sidewalk is adjacent. <br />5. That detailed grading and drainage plans and all <br />supporting information and design criteria be <br />submitted as part of the improvement plans for the <br />development. <br />6. That the minimum grade for gutter flowlines be set <br />at 0.58 unless otherwise approved by the City Engineer. <br />Grades less than 0.58 down to 0.38 shall require special <br />approval, submittal of as-built grade sheets, and <br />controlled flow testing. <br />7. That all existing wells, septic tanks or holding <br />tanks on the site be properly sealed, filled and <br />abandoned prior to the start of grading operations <br />unless Zone 7 retains specific wells for observation <br />wells, or special approval is obtained from the City <br />Engineer for temporary use of an existing well for <br />construction water. <br />
