24. That the staff request the California Real Estate <br />Commissioner to include in his report on the sub- <br />division a statement as to the potential geologic <br />problems and a statement as to the recording of the <br />documents listed above. <br />25. That there shall be no septic tanks on the site under <br />any conditions. <br />26. That the location of all buildings shall be such that <br />the farthest exterior wall of a structure shall be <br />within 150 ft. of an appropriately designed access <br />road or such alternate measures shall be taken to <br />provide for fire suppression as determined by the <br />Fire Chief. <br />27. That there be a 360 degree ladder access to all buildings <br />on the subject property in order to enhance fire fighting <br />tactics unless this requirement is modified by the Fire <br />Chief. <br />28. That all landscaping introduced onto the property shall be <br />of a fire rAtardant nature. <br />29. That the Homeowners Association shall enter into an <br />agreement to hold harmless, defend and indemnify the <br />City, its officers and employees from any cause of <br />action or claim for damage or injury caused by the <br />private roadways, or private utility systems, or <br />their maintenance and upkeep, or caused by the party <br />contracted with for maintenance services and that the <br />CC&Rs shall make each homeowner chargeable for costs <br />related to responsibilities provided for in this <br />condition. <br />30. That the requirements for right-of-way dedication and <br />the extent of street improvements will be determined <br />at the time of consideration of the tentative sub- <br />division map. <br />31. That a registered soils engineer acceptable to the City <br />shall review all on-site and off-site grading and <br />improvement plans for the development. When these <br />plans are found to be in accordance with his recom- <br />mendations he shall submit a written statement to <br />the City to that effect. <br />
