17. That approval of the water system, sanitary sewer sys <br />storm drain system and utility distribution system be <br />withheld pending final design. The 8" water line in <br />Twelve Oaks Drive, Tract 4239 will be required to be <br />extended to tie to the proposed water system within <br />this development. A regulation station will be <br />required. The water system will be publicly maintain <br />within a P.S.E. The sanitary sewer system; the priva <br />road system, including the emergency access road; the <br />storm drain system within the development shall be <br />privately maintained by the Homeowners Association. <br />18. That approval for the line, grade, width and structurll <br />sections of all streets and drives within this develo ment <br />be withheld pending final design. This road system a <br />shown on the development plan and as amended by the a ter- <br />native study is generally acceptable. The emergency <br />access road shall be an all weather road and shall be <br />designed and constructed to the satisfaction of the ~~ <br />City Engineer and the Fire Marshal. <br />19. That the developer reserve a 25 ft. wide parcel of lan~ <br />along the Foothill Road frontage of the site to provide <br />for possible future widening and slope banks and that <br />.the developer construct street improvements on Foothill <br />Road to the satisfaction of the City Engineer to effect <br />safe ingress and egress for the development. <br />20. That all street and underground improvements, both public <br />and private, shall be guaranteed by contracts and bonds. <br />21. That the developer provide written evidence of access <br />rights through Tract 4239 for any lots proposed to take <br />access over Twelve Oaks Drive. <br />22. That the developer use his best efforts to provide <br />emergency access vehicle easements over the existing <br />driveway system between Foothill Road and the private <br />drive serving lots 14 and 15 and that the developer make <br />improvements to the existing driveway system to the <br />satisfaction of the Fire Marshal if access rights are <br />obtained. <br />23. That all existing geologic and soils reports shall be <br />recorded with the Alameda County Recorder and that <br />all site or lot specific studies shall be recorded <br />against each parcel when completed. <br />
