27. That the developer acknowledges that the City of Pleasanton <br />does not guarantee the availability of sufficient sewer <br />capacity to serve this development by the approval of <br />this case, and that the developer agrees and acknowledges <br />that building permit approval may be withheld if sewer <br />capacity is found by the City not to be available. <br />28. That the developer's contractor obtain an encroachment <br />permit from the City prior to the beginning of con- <br />struction. <br />29. That the developer pay any and all fees that the <br />property may be subject to consistent with the terms of the <br />affordable housing competition resolution. <br />30. That the developer dedicate to the City for street <br />right-of-way purposes a parcel of land up to 27 feet <br />in width along the Vineyard Avenue frontage of the <br />development. The proposed transition from the existing <br />104 ft. R/W to a reduced R/W width shall be designed, <br />approved by the City Engineer and shown on the tentative <br />map submittal. <br />31. That the developer construct streets within the project <br />to City standards and deed them to the City. <br />32. That the storm drainage system for this development <br />be a public system within the street P.S.E. unless <br />otherwise approved by the City Engineer. <br />33. That the water system for this development be a <br />public system within the street P.S.E. unless other- <br />wise approved by the City Engineer. <br />34. That the sanitary sewer system within this development <br />be a public system within the street unless otherwise <br />approved by the City Engineer. <br />35. That all buildings and/or structures must comply with all <br />codes and ordinances in effect at the time required <br />permits are issued by the Building Division. <br />
