27. That the developer acknowledges that the City of Pleasanton does not guarantee the availability of sufficient sewer capacity to serve this development by the approval of this case, and that the developer agrees and acknowledges that building permit approval may be withheld if sewer capacity is found by the City not to be available. 28. That the developer's contractor obtain an encroachment permit from the City prior to the beginning of con- struction. 29. That the developer pay any and all fees that the property may be subject to consistent with the terms of the affordable housing competition resolution. 30. That the developer dedicate to the City for street right-of-way purposes a parcel of land up to 27 feet in width along the Vineyard Avenue frontage of the development. The proposed transition from the existing 104 ft. R/W to a reduced R/W width shall be designed, approved by the City Engineer and shown on the tentative map submittal. 31. That the developer construct streets within the project to City standards and deed them to the City. 32. That the storm drainage system for this development be a public system within the street P.S.E. unless otherwise approved by the City Engineer. 33. That the water system for this development be a public system within the street P.S.E. unless other- wise approved by the City Engineer. 34. That the sanitary sewer system within this development be a public system within the street unless otherwise approved by the City Engineer. 35. That all buildings and/or structures must comply with all codes and ordinances in effect at the time required permits are issued by the Building Division.
