EXHIBIT "A" 1. That the development be substantially as shown on Tentative Map Tract 5093 on file with the City. 2. That all site development standards of the R-1-6500 zoning district shall be met. 3. That Paseo Santa Cruz shall be tied in with Hansen Drive as part of the improvements for Tract 5093. 4. That the developer shall provide air tight fencing along at least the rear property lines of Lots 30 through 34 and along the western property lines of Lots 34, 35, 44, 45, 54 and 55 in order to attentuate the exterior and first floor interior noise excesses generated by Highway I-680. 5. That because of the potential noise level from I-680, the developer shall employ an acoustical engineer to determine which houses on the subject property shall require second-story closed window construction and shall provide such construction to all houses deemed necessary by that engineer. 6. That parcel 60 shall be landscaped to the satis- faction of the Planning Division and maintained by the homeowners' association or in some other manner maintained at no cost to the Ciiy. The developer shall install a paved walkway the length of this parcel and it shall be constructed to the satisfaction of the City Engineer. A landscape plan for Lot 60 shall be submitted to the Planning Division for approval prior to submittal of a final map. 7. That prior to the filing of a final map on the subject property, the CC&RS for the project shall be approved by the City Attorney. The CC&Rs shall provide for a homeowners' association with suffi- cient powers to manage, operate and maintain all commonly owned areas and facilities. The budget, bylaws and accounting systems shall also receive City staff approval before a final map may be filed. 8. That the project shall meet all requirements of the Pleasanton Fire Department.
