EXHIBIT "A" <br />1. That the development be substantially as shown on <br />Tentative Map Tract 5093 on file with the City. <br />2. That all site development standards of the R-1-6500 <br />zoning district shall be met. <br />3. That Paseo Santa Cruz shall be tied in with Hansen <br />Drive as part of the improvements for Tract 5093. <br />4. That the developer shall provide air tight fencing <br />along at least the rear property lines of Lots 30 <br />through 34 and along the western property lines <br />of Lots 34, 35, 44, 45, 54 and 55 in order to <br />attentuate the exterior and first floor interior <br />noise excesses generated by Highway I-680. <br />5. That because of the potential noise level from <br />I-680, the developer shall employ an acoustical <br />engineer to determine which houses on the subject <br />property shall require second-story closed window <br />construction and shall provide such construction <br />to all houses deemed necessary by that engineer. <br />6. That parcel 60 shall be landscaped to the satis- <br />faction of the Planning Division and maintained <br />by the homeowners' association or in some other <br />manner maintained at no cost to the Ciiy. The developer <br />shall install a paved walkway the length of this parcel <br />and it shall be constructed to the satisfaction of the <br />City Engineer. A landscape plan for Lot 60 shall be <br />submitted to the Planning Division for approval prior <br />to submittal of a final map. <br />7. That prior to the filing of a final map on the <br />subject property, the CC&RS for the project shall <br />be approved by the City Attorney. The CC&Rs shall <br />provide for a homeowners' association with suffi- <br />cient powers to manage, operate and maintain all <br />commonly owned areas and facilities. The budget, <br />bylaws and accounting systems shall also receive <br />City staff approval before a final map may be <br />filed. <br />8. That the project shall meet all requirements of the <br />Pleasanton Fire Department. <br />
