15. That approval of the sanitary sewer system be with- <br />held pending final design and until the developer <br />has demonstrated to the satisfaction of the City <br />Engineer that the proposed system is adequatand <br />connects to an approved point of discharge, <br />meets both the immediate and long-range require- <br />ments of the sanitary sewer system in this and all <br />tributary areas. <br />16. That a separate sanitary sewer lateral be provided <br />to each lot of record within the development unless <br />otherwise approved by the City Engineer. <br />17. That approval of the storm drainage system be with- <br />held pending final design and until the developer <br />has demonstrated to the satisfaction of the City <br />Engineer that the system is adequate, connects to an <br />approved point of discharge, meets any and all <br />applicable requirements of the Alameda County Fliid <br />Control District - Zone 7, meets any and all app <br />cable requirements of the Federal Emergency Management <br />Flood Hazard Program, and meets the immediate and <br />long-range requirements of this development and all <br />upstream areas intended to be drained through this <br />tract. <br />18. That electric power distribution, gas distribution, <br />communication service, and any required alarm systems <br />be installed underground in a joint utility trench <br />unless otherwise specifically approved by the City <br />Engineer. <br />19. That the developer be responsis~emfwithin thetalla- <br />tion of the street lighting sy <br />development. The street lights shall be 70 watt, <br />high pressure sodium vapor units mounted on gal- <br />vanized steel poles with poured in place bases, <br />on the LS-1C schedule per City requirements and <br />P.G.andE. standard details unless otherwise <br />specifically approved. Approval for the number, <br />location, and type of electroliers shall be <br />withheld pending final design and review by the <br />City Engineer. <br />20. That in-lieu park dedication fees be collected by <br />the City prior to approval of the final map at the <br />rate then in effect and for the total number of <br />lots in the final map, unless this requirement <br />has been otherwise satisfied. <br />Res. 2242 <br />A-4 <br />
