Tract 5094 <br />on the LS-1C schedule per City requirements and <br />P.G.andE. standard details unless otherwise <br />specifically approved. Approval for the number, <br />location, and type of electroliers shall be <br />withheld pending final design and review by the <br />City Engineer. <br />22. That in-lieu park dedication fees shall be paid as <br />stipulated in the Long Term Growth Management Agreement <br />dated August 24, 1982. <br />23. That any existing assessment district, which the <br />property may be subject to, be cleared prior to <br />the approval of the final map or the developer <br />will cause a segregation to be completed in <br />conjunction with the final map. <br />24. That the developer submit a refundable cash bond <br />for hazard control prior to approval of the final map. <br />The amount of this bond will be determined by the <br />City Engineer. (Approximately $100 per lot - <br />$2500 minimum.) <br />25. That this development provide a safe and effective <br />- circulation system for bicycles and pedestrians. <br />These facilities shall be designed and installed to <br />the satisfaction of the City Engineer and shall be <br />separated from vehicular traffic whenever possible. <br />26. That the developer (subdivider) may file multiple <br />final maps prior to the expiration of the conditionally <br />approved tentative map for this development; provided, <br />however, that each such final map filed shall provide for <br />all normal and reasonable public improvements required <br />by the City to serve that portion of this development to <br />the satisfaction of the City Engineer. <br />27. That due to the anticipated increase in the amount of <br />vehicular traffic using Valley Avenue subsequent to <br />the completion of Valley Avenue by this development <br />and due to the anticipated conflict with the vehicular <br />traffic using Hansen Drive, the developer shall enter <br />into an agreement with the City, prior to the approval of <br />the final map for this development, to pay one-half of the <br />total estimated cost of a signal installation for the <br />Valley Avenue intersection with Hansen Drive. The estimate <br />shall be made during final design and shall be subject to <br />approval of the City Engineer. <br />-4- <br />
