25, That a lot specific soils investigation and report shall be completed by a state licensed geologist, geologic engineer or soils engineer and approved by the Building Division prior to issuance of a building permit. 26, That no improvement activities, including but not limited to grading, construction, tree removal or site preparation shall be initiated until all proper permits are obtained. 27, That the fire hydrant and water system be designed to provide a water flow of 1500 gpm. 28, That the fire hydrants and other Fire Department con- nections shall be located and sized as directed by the City Fire Chief. 29, That all conditions of approval of case PUD-82-16 shall be listed in the CC&RS. 30. That an erosion control plan or procedure be submitted to and approved by the City as part of the improvement plan for the subdivision. 31. That a dust control plan or procedure be submitted to and approved by the City prior to the beginning of grading. 32, That there shall be access for emergency vehicles to all non-buildable areas shown on the development plan. 33. That except as modified by this development plan, the site and use standards for the subject property shall be_ those of the R-1-20,000 District. 34. That all utilities required to serve the development shall be installed underground. 35. That the site be kept free of fire hazards from the start of construction to final inspection and that the Fire Department emergency number be provided adjacent to all telephones on the site. 36. That all dwelling units in the development be constructed to meet the latest PG&E Energy Conservation'Home Standards. 37. That the following water conserving plumbing fixtures be installed: a) low flush water closets; ~) low flow shower control heads; c) aerators in interior faucets; and d) insulation of hot water lines.
