25, That a lot specific soils investigation and report shall <br />be completed by a state licensed geologist, geologic <br />engineer or soils engineer and approved by the Building <br />Division prior to issuance of a building permit. <br />26, That no improvement activities, including but not limited <br />to grading, construction, tree removal or site preparation <br />shall be initiated until all proper permits are obtained. <br />27, That the fire hydrant and water system be designed to <br />provide a water flow of 1500 gpm. <br />28, That the fire hydrants and other Fire Department con- <br />nections shall be located and sized as directed by the <br />City Fire Chief. <br />29, That all conditions of approval of case PUD-82-16 shall <br />be listed in the CC&RS. <br />30. That an erosion control plan or procedure be submitted to <br />and approved by the City as part of the improvement plan <br />for the subdivision. <br />31. That a dust control plan or procedure be submitted to <br />and approved by the City prior to the beginning of <br />grading. <br />32, That there shall be access for emergency vehicles to all <br />non-buildable areas shown on the development plan. <br />33. That except as modified by this development plan, the <br />site and use standards for the subject property shall be_ <br />those of the R-1-20,000 District. <br />34. That all utilities required to serve the development <br />shall be installed underground. <br />35. That the site be kept free of fire hazards from the start <br />of construction to final inspection and that the Fire <br />Department emergency number be provided adjacent to all <br />telephones on the site. <br />36. That all dwelling units in the development be constructed <br />to meet the latest PG&E Energy Conservation'Home Standards. <br />37. That the following water conserving plumbing fixtures <br />be installed: a) low flush water closets; ~) low flow <br />shower control heads; c) aerators in interior faucets; <br />and d) insulation of hot water lines. <br />A-4 <br />
