5. That prior to filing a final map on the subject <br />property, CC&RS for the project shall be approved <br />by the City Attorney. These CC&Rs shall provide <br />for a homeowner's. association with sufficient <br />power to manage all commonly owned areas. The <br />City shall be named as beneficiary of said CC&Rs <br />and granted the power to enforce its provisions <br />if the homeowner's association fails to do so. <br />6. That the homeowner's association shall maintain <br />at a minimum, the area shown as private street <br />and all landscaped areas within the townhouse <br />portion of the development. <br />7. That a final landscape plan shall be submitted to <br />the Planning Division for approval prior to issuance <br />of a building permit. <br />8. That interior street <br />right-of-way with 36 <br />5 ft. wide sidewalk <br />plan. <br />sections shall be a 41 ft. <br />ft. curb to curb and one <br />as shown on the development <br />9. That interior street east of Rheem Drive and <br />terminating at the north property line shall be <br />designed as a "knuckle" or a larger radius curve, <br />or as otherwise worked out with the City Engineer <br />and that the right-of-way for a future extension <br />could be dedicated if warranted. <br />10. That the street numbers of the buildings be posted so <br />as to be easily seen from the streets at all times, <br />day and night. <br />11. That all ducts, meters, air conditioning equipment, and <br />any other mechanical equipment, whether on the structure, <br />on`the ground, or elsewhere, be effectively screened <br />from view with materials architecturally compatible <br />with the main structure. <br />12. That all mechanical equipment be constructed in such a <br />manner that noise emanating from it will not be per- <br />ceptible at or beyond the property plane of .the subject <br />property in a normal environment for that zoning district. <br />13. That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights-of-way. <br />14. That all trash and refuse be contained completely within <br />enclosures architecturally compatible with the main <br />structure. <br />~~ <br />C~ <br /> <br />-2- <br />
