PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2103 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF THE APPLICATION <br />OF CPK ASSOCIATES AS FILED UNDER CASE PUD-81-29. <br />WHEREAS, CPK Associates and Walter Panganiban have applied for <br />Planned Unit Development zoning and development plan <br />approval for a medium density residential project <br />consisting of 113 single-family homes and 83 townhouses <br />on an approximately 21 acre site located at the north- <br />west corner of Rheem Drive and Oakland Avenue; and <br />WHEREAS, zoning for the property is "A" (Agricultural) District; and <br />WHEREAS, a duly noticed public hearing was held on November 18, <br />1981 at which time all public testimony and documents <br />were received and considered; and <br />T~hiEREAS, at the duly noticed public hearing a negative declaration <br />of environmental impacts was recommended for approval. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. Finds that the Planned Unit Development zoning is <br />consistent with the General Plan. <br />Section 2. Recommends approval of case PUD-81-29, application <br />of CPK Associates and Walter Panganiban as described <br />in the first paragraph of this resolution, subject to <br />the following conditions: <br />1. That the development be substantially as shown on <br />the development plan Exhibit A and B, on file with <br />the Planning Division. <br />2. That the park shall be lighted to the satisfaction <br />of the Police Department. <br />3. That parking shall be provided as shown on the <br />development plan and that all parking spaces <br />and aisles shall meet the requirements of <br />Article 16 of the zoning code. <br />4. That there shall be no additions to residential <br />structures except for patio covers and that the <br />developer shall submit plans for the location of <br />all patio covers and accessory buildings to the <br />Planning Division for approval prior to issuance <br />of a building permit. <br />
