Res. 2119 EXHIBIT "A" 1/13/82 <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A (revised January 8, 1982 and <br />shown as Alternate "A") on file with the Planning Division <br />except that Street "E" shall be 38' in width (including <br />4' sidewalk), there shall be 4' wide sidewalks on one <br />side of each street and there shall be a minimum right-of-way <br />of 38' for the eastern entrance driveway. <br />2. That the developer submit an overall plan for all patio <br />covers and accessory buildings on each lot to the Planning <br />Division for approval prior to issuance of a building permit. <br />3. That wherever driveways are less than 23' in length., automatic <br />garage door openers shall be provided for all effected <br />garages. <br />4. That prior to the filing of a final map on the subject <br />property CC&R's shall be approved by the City Attorney. <br />These CC&R's shall provide for a property owner`s <br />association with sufficient power to manage all commonly <br />owned areas. The City shall be named as beneficiary of <br />said CC&R's and shall be granted the power to enforce <br />such provisions if the property owner`s association fails <br />to do so. <br />5. That fencing for all units, as approved by staff, shall be <br />provided by the developer. <br />6. That plans for the masonry wall along Vineyard Avenue <br />shall be submitted to the Planning and Engineering Divisions <br />for approval prior to installation. <br />7. That front yard landscaping including sprinkler system, <br />for all units shall be provided by the developer. <br />8. That a final landscape shall be submitted to the Planning <br />Division for approval prior to issuance of a building permit. <br />9. That the street number of the development be posted so as to <br />be easily seen from the street at all times, day and night. <br />10. That all ducts, meters, air conditioning equipment, and <br />any other mechanical equipment, whether on the structure, <br />on the ground, or elsewhere, be effectively screened from <br />view with materials architecturally compatible with <br />the main structure. <br />11. That all mechanical equipment be constructed in such a <br />manner that noise emanating from it will not be perceptible <br />at or beyond the property plane of the subject property in <br />a normal environment for that zoning district. <br />12. That all lighting be constructed in such a manner that glare <br />is directed away from surrounding properties and rights-of-way. <br />13. That all trash and refuse be contained completely within <br />enclosures architecturally compatible with the main structure. <br />
