~. <br />~, <br />Res. 2167 <br />Page 4 <br />`~% <br />approved point of discharge, meets any and all appli- <br />cable requirements of the Alameda County Flood Control <br />District, meets any and all applicable requirements <br />of the Federal Emergency Management Flood Hazard <br />Program, and meets the immediate and long-range <br />requirements of this development and all upstream <br />areas intended to be drained through this tract. <br />21. That the developer be advised that the "ditch to <br />daylight," end of street, temporary drainage shown on <br />the tentative map is not acceptable. A temporary <br />storm drain inlet at the end of each stub street <br />connected by a temporary storm drain which discharges <br />into the existing channel, all within an acceptable <br />storm drainage easement, should be constructed <br />or as otherwise approved by the City Engineer. <br />22. That electric power distribution, gas distribution, <br />communication service, and any required alarm systems <br />be installed underground in a joint utility trench <br />unless otherwise specifically approved by the City <br />Engineer. <br />23. That the developer be responsible for the installa- ~, <br />tion of the street lighting system within the ~~__i <br />development. The street lights shall be 70 watt, <br />high pressure sodium vapor units mounted on gal- <br />vanized steel poles with poured in place bases, <br />on the LS-1C schedule per City requirements and <br />P.G.andE. standard details unless otherwise <br />specifically approved. Approval for the number, <br />location, and type of electroliers shall be <br />withheld pending. final design and review by the <br />City Engineer. <br />24. That in-lieu park dedication fees be collected by <br />the City prior to approval of the final map at the <br />rate then in effect and for the total number of <br />lots in the final map, unless this requirement <br />has been otherwise satisfied. <br />25. That any existing assessment district, which the <br />property may be subject to, be cleared prior to <br />the approval of the final map or the developer <br />will cause a segregation to be completed in <br />conjunction with the final map. <br />i~ <br />~~i <br />
