29. That the remainder of Rheem Drive between Oakland Avenue and <br />DeLucchi Drive be completed with Phase I. <br />30. That the public service easements behind the street curbs <br />or sidewalks be 8 ft. wide instead of 6 ft. as shown on <br />the tentative map. <br />31. That the developer install additional pavement widening on <br />Trenery Drive at Santa Rita Road to provideā¬or right and <br />left turn lanes onto Santa Rita Road. This widening shall <br />be approximately 12 ft. wide by 250 ft. in length including <br />the transition, That the developer provide for a left <br />turn refuge on Santa Rita Road by restriping and by pavement <br />widening if required. <br />32. That the developer participate in the funding of a future <br />traffic signal at the intersection of Santa Rita Road <br />and Trenery Drive by making a cash payment to the-City <br />in the amount of $5,600 (5.60 of $100,000). Payment <br />shall be made at the time set forth in the Subdivision <br />Agreement. <br />33. That the developer shall finance or install improvements <br />on Mohr Avenue between Kolln Street and Oakland Avenue <br />to the satisfaction of the City Engineer to provide safe <br />vehicular, pedestrian and bicycle access to and from the <br />development. These improvements shall generally consist <br />of 10 ft. of structural pavement on Mohr Avenue and <br />interim bike/ped way on Mohr Avenue and Oakland Avenue. <br />34. That the developer participate in the funding of the <br />future off-site sewer main for the Mohr-P~lartin area by <br />making an in-lieu cash payment to the City or by agreeing <br />to participate in a mutual benefit district if such a <br />district is created by the City for this purpose. Payment <br />shall be made at the time and in the amount set forth in <br />the Subdivision Agreement. A preliminary estimate of the <br />cost of the off-site sewer main is $40,000. The developers <br />proportionate cost is not known at this time but will be <br />determined prior to Council approval of the final map for <br />this development. It is estimated that the developer's <br />cost ~oould not exceed $10,000 and may be considerably less. <br />-5- <br />
