23. That the developer be responsible for the installa- <br />tion of the street lighting system within the <br />development. The street lights shall be 70 watt, <br />high pressure sodium vapor units mounted on gal- <br />vanized steel poles with poured in place bases, <br />on the LS-1C schedule per City requirements and <br />P.G.andE. standard details unless otherwise <br />specifically approved. Approval for the number, <br />location, and type of electroliers shall be <br />withheld pending final design and review by the <br />City Engineer. <br />24. That in-lieu park dedication fees be collected by <br />the City prior to approval of the final map at the <br />rate then in effect and for the total number of <br />lots in the final map, unless this requirement <br />has been otherwise modified by the City Council. <br />25. That any existing assessment district, which the <br />property may be subject to, be cleared prior to <br />the approval of the final map or the developer <br />will cause a segregation to be completed in <br />conjunction with the final map. <br />26. That the developer submit a refundable cash bond <br />for hazard control prior to approval of the final map. <br />The amount of this bond will be determined by the <br />City Engineer. (Approximately $100 per lot - <br />$2500 minimum.) <br />27. That this development provide a safe and effective <br />circulation system for bicycles and pedestrians. <br />These facilities shall be designed and installed to <br />the satisfaction of the City Engineer and shall be <br />separated from vehicular traffic whenever possible. <br />28. That the developer submit detailed landscape and <br />irrigation plans as part of the improvement plans. <br />These plans should include a street tree planting <br />plan; landscape plans for medians, buffer strips, <br />and any right-of-way landscape areas. The irri- <br />gation plan shall include automatic controls. <br />29. That this development be designed, final mapped, and <br />bonded as a single unit, and that any phasing indicated <br />on the tentative or final maps will be for construction <br />sequencing only. Upon completion of approved phases <br />to the satisfaction of the City Engineer portions of the <br />bond may be released and the public improvements accepted <br />by the City. That the full length of DeLucchi Drive be <br />constructed from York Street to Rheem Drive with Phase I <br />or as otherwise approved by the City Engineer. <br />-4- <br />
