Resolution No. 2181 <br />Page 2 <br />4. That phases D and E total 26 to 32 acres in size, <br />shall be the sites for detached single family resi- <br />dences and shall have a density range between 2 and <br />4 units per gross acre. <br />That single-family residential lots located along the <br />eastern boundary line of the subject property as well <br />as those single-family lots along Trenery Drive shall <br />be a minimum of 12,000 sq. ft. in size. <br />6. That the maximum number of dwelling units on the entire <br />subject property shall be 462 units. <br />7. That the developer acknowledges that the City of <br />Pleasanton does not guarantee the availability of <br />sufficient sewer capacity to serve this development <br />by approval of this case and that the developer <br />acknowledges that building permit approval may be <br />withheld if sewer capacity is found by the City not <br />to be available. <br />8. That prior to issuance of a building permit, the <br />developer shall fund (or participate in the funding <br />of) a comprehensive water study of the north Pleasanton <br />area to identify short and long term improvement neces- <br />sary to achieve adequate water supply and pressure. In <br />order to achieve timely completion of such improvements <br />concurrent with the development of the subject site, <br />the developer shall enter into an agreement to pay his <br />appropriate share of the cost of the water facilities <br />necessary to serve the subject property or made neces- <br />sary due to the cumlative development of the north <br />Pleasanton area. Improvements may be made via reim- <br />bursement agreements, assessment districts or benefit <br />districts as best meets the need of the City and <br />developer. Method of implementation shall be decided <br />and entered into when determined necessary by the <br />City Engineer and/or City Attorney. <br />Section 2.
