PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2181 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF CASE PUD-81-36 <br />PLANNED UNIT DEVELOPMENT ZONING TO ALLOW A PHASED <br />MIXED DENSITY RESIDENTIAL PROJECT <br />WHEREAS, Castlewood Properties, Inc., Everette and Dixie Kamp, <br />Merle and Paul Kral and Helen Crouch have applied for <br />rezoning to allow a phased mixed density residential <br />project on approximately 58 acres of land located at <br />the northeast corner of Oakland and Mohr Avenues; and <br />WHEREAS, the property is zoned PUD (Planned Unit Development)- <br />Medium Density Residential; and <br />WHEREAS, at their duly noticed public hearing of June 24, 1982 <br />the Planning Commission recommended approval of the <br />Negative Declaration prepared for case PUD-81-36; and <br />WHEREAS, at this same duly noticed public hearing, the Planning <br />Commission considered all public testimony, pertinent <br />documents and recommendation of the City staff; and <br />WHEREAS, the ,Planning Commission found case PUD-B1-36 to be <br />in conformance with the General Plan of the City. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of case PUD-81-36 subject to the <br />following conditions: <br />1. That approval of case PUD-81-36 constitutes rezoning <br />of the subject property as shown on the site map, <br />Exhibit A, on file with the Planning Division, and <br />that development plan approval will be necessary <br />prior to subdivision of the property or issuance of <br />building permits for the construction of any structures <br />on the property. <br />2. That the site designated as phase A shall be approxi- <br />mately 8 acres in size and shall be used as the site <br />for condominiums, townhouses or apartments. The <br />density of this site shall range between 10 to 16 <br />dwelling units per gross acre. <br />3. That phases B and C shall total between 20 and 24 <br />acres in size, shall be the site for condominiums, <br />townhouses, garden court homes or duplexes and shall <br />have a density range between 7 and 11 dwelling units <br />per gross acre. <br />~~~ <br />
