POSSIBLE ENVIRONMENTAL IMPACTS <br />This application proposes a modification to previously approved development <br />plans (PUD-80-14,PUD-82-1) involving the realignment of parcel lines, parking <br />areas, and circulation patterns of the Johnson Drive/Hopyard Road intersection <br />area and of the interior street network. ~ <br />. b <br />U <br />.~ <br />N 4-1 <br />_ _ O -.-1 <br />1. Conformance of Proposal with Gene a1 P] n polic}es <br />This project is consistent with the General Plan lan~ use designation of Industr <br />Commercial and Offices and would retain the intent o£ providing a frontage road <br />access in the area of the intersection as indicated by the Circulation Element <br />of the General Plan. <br />2. Impact on Existing Uses (on an off site) <br />The realignment of Johnson Drive will involve paring & circulation areas presentl <br />associated with three existing restaurants, a motel, a service station, and a <br />two-story office building. The street will be relocated between two of the <br />restaurants, providing increased street frontage for these two uses. The project <br />also includes the adjustment of parcel lines with adjacent property owners iu <br />order to retain adequate space iur parniug. Tue uifice uuilui~is street frontage <br />wi1T be reduced because of the str=et alignment. <br />3. Geologic Impacts <br />Some site preparation work has already begun on the first phase of development. T <br />entire site is flat with no known hazards other than expansive soil. The site may <br />'quire fill in order to improve drainage. Building techniques are available to <br />minimize the hazards of expansive soil. Removal of existing vegetation & paved <br />areas will be required for the street relocation. No areas of erosion are evident <br />on the project site.
