Exterior building design and finishes shall reflect <br />proper attention to create a design approach with <br />individual building design forms complementing land- <br />scaping and adjacent buildings. <br />g. Building design shall reflect a variety of forms <br />and not just addition of finishes to uncreative <br />building "boxes." <br />ls. Building finishes and colors shall utilize and contrast <br />both natural materials, like bricks, sandblasted concrete, <br />rough sawn wood apd reflective glass with painted rough <br />stucco, painted concrete and aluminum. <br />i. Building heights may vary depending upon type of use <br />and location. <br />j, It is encouraged that all buildings within the subject <br />development adhere to good site orientation and sun <br />control with proper utilization of wall and roof <br />insulation; integration of passive solar systems is <br />encouraged for at least hot water use as well~as <br />supplementary heating and cooling systems. <br />k. Each building site should incorporate proper orientation <br />for sun and climate control as well as protecting <br />adjacent building's solar access. <br />1. If a building does not act as a total roof screen to <br />mechanical equipment, then any addition to the building <br />to screen present or future mechanical equipment or solar <br />collectors shall be of the same building design elements <br />and color. The use of separate mechanical screen fence <br />andlapproved at thecDesigndReviewaBoardrapprovalestagea <br />30. No materials, supplies or equipment, excluding company <br />owned or operated trucks and motor vehicles, shall be <br />stored in any area on a site except inside or behind a solid <br />visual barrier which screens such areas from adjoining <br />properties or public streets, which barrier shall be at least <br />6 ft. in height. <br />31. That prior to filing a final map on the subject property, <br />CC&Rs shall be approved by the City Attorney. If there are <br />to be common owned areas, the.CC&Rs shall provide for a <br />property owners association with sufficient power to manage <br />all such areas.
