That the interior streets and the 33 ft. wide landscape <br />easement shall be installed prior to or in conjunction <br />with the first building erected on the subject property. <br />Where it appears that future construction shall cause the <br />removal or destruction of this landscape, it may be <br />.deferred to a later date. <br />23. That a final landscape plan for the 33 ft. wide landscape <br />easement shall be submitted to the Planning Division for <br />approval prior to issuance of a building permit. <br />24. That the developer shall agree to pay their fair share <br />for traffic signals at the Meyers Road/Hopyard Road <br />intersection and the Denker Drive/Stoneridge Drive inter- <br />section and the increased costs of constructing "A" Street <br />and "C" Street in the 24eyers' project caused by traffic <br />from the. Reynolds and Brown development. <br />25. That an emergency access .road shall be constructed from <br />the cul-de-sac either~•to the main interior street or to <br />Johnson Drive. The final location and design to be deter- <br />mined by the City Engineer. This road shall be constructed <br />in conjunction with the first building on the subject <br />property. <br />26. That all loading arras shall be screened -from streets and <br />surrounding properties. <br />27.
