EXHIBIT A <br />Planning Commission Resolution No. 2191 <br />June 24, 1982 <br />1. That the development be substantially as shown on <br />Tentative Map Tract 5037 on file with the City. <br />2. That the subdivision shall meet all site requirements <br />of the R-1-20,000 zoning district. <br />3, That the developer dedicate, in fee, to the City for <br />street right-of-way purposes those parcels of land <br />intended to be public streets and shown on the <br />tentative map as Romeo Court. <br />4. That the developer dedicate a grant of easement to <br />the City over those parcels shown on the tentative <br />map as public service easements (P.S.E.). <br />5. That approval of the design for the line, grade, and <br />structural sections for the streets serving this <br />development be withheld pending final design and review <br />by the City Engineer. <br />6. That the developer secure approval from the Planning <br />Director for all proposed street names prior to submittal <br />of the final map. <br />7. That vertical P.C.C. curbs and gutters be constructed <br />within this development unless otherwise approved by <br />the City Engineer and that the curb and gutter be <br />poured monolithically with the sidewalk when the <br />sidewalk is adjacent. <br />8. That a detailed grading and drainage plan and all <br />supporting information and design criteria be <br />submitted as part of the improvement plans for the <br />development. <br />9. That the minimum grade for gutter flowlines in <br />public streets be set at 1.08 unless otherwise <br />approved by the City Engineer. Grades less than <br />1.08 down to 0.58 shall require special approval, <br />submittal of as-built grade sheets, and controlled <br />flow testing. <br />
