Page 2 <br />Res. 2195 <br />1. That the development be substantially as shown on <br />the site plan and elevation, Exhibit A, on file <br />with the Planning Division. <br />2. Approval of this use permit does not constitute <br />approval of any signing for the development and <br />if signing is desired, it shall be submitted to <br />the City under separate application. <br />3. That approval of the sales office is granted for <br />a period of one year only in which time the <br />proponent must reapply for an extension. This <br />may be done administratively and does not need to <br />be resubmitted to the Planning Division. <br />4. That all trees used in the model home complex <br />shall be a minimum of 15 gallons and all shrubs <br />a minimum of 5 gallons in size. <br />5. That a burglar alarm system shall be installed <br />in the model homes, said system to be approved <br />by the police department prior to installation, <br />6. That no flags, banners, pinwheels, pennants or <br />similar attention attracting devices shall be <br />utilized in the complex. <br />7. That the developer post an aerial photo, or <br />alternative illustration acceptable to the <br />Planning Division, in the sales office showing <br />the types of facilities and land uses surrounding <br />the complex. <br />8. That signs be posted in all model homes advising <br />all prospective buyers of those features, which <br />are optional and are not included as part of the <br />purchase price. <br />9. That the developer call for final building inspection <br />by the City prior to any model homes being closed <br />for sale. <br />10. That exterior lighting be provided for the complex, <br />the number and type of lights to be approved by the <br />police department. <br />11. That the developer install street trees in accordance <br />with City standards prior to the use of the models. <br />12. That prior to the opening of the sales office or <br />model home complex, the entire western parking <br />area shall be completely paved. <br />/// <br />
