PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2195 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON APPROVING A CONDITIONAL USE <br />PERMIT FOR ALDERWOOD ASSOCIATES AS FILED UNDER <br />CASE UP-82-11 <br />WHEREAS, Alderwood Associates has applied for a conditional use <br />permit to allow the establishment of a model home sales <br />office for a 34 unit residential development located at <br />the northeast corner of the intersection of Black Avenue <br />and Crestline Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development)- <br />High Density Residential District; and <br />WHEREAS, at theix^ duly noticed public hearing of July 28, 1982 the <br />Planning Commission considered all public testimony and <br />pertinent documents concerning this application; and <br />WHEREAS, the Planning Commission found that the proposed location <br />of the conditional use is in accord with the objectives <br />of the Zoning Ordinance and the purposes of the district <br />in which the site is located; and <br />WHEREAS, the Planning Commission found that the proposed location <br />of the conditional use and the conditions under which it <br />would be operated or maintained would not be detrimental <br />to the public health, safety or welfare or be materially <br />injurious to properties or improvements in the vicinity; and <br />WHEREAS, the Planning Commission found that the proposed conditional <br />use will comply with each of the applicable provisions of <br />the Zoning Ordinance; and <br />WHEREAS, the proponent requested that Condition No. 7 be changed <br />regarding an alternative illustration as opposed to an <br />aerial photograph to be displayed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. Approves the Alderwood Associates application for a <br />conditional use permit to allow the establishment of a <br />model home sales office for a 34 unit residential devel- <br />opment to be located at the northeast corner of the <br />intersection of Black Avenue and Crestline Road subject <br />to the following conditions: <br />/// <br />
