That approval of the storm drainage system be withheld <br />pending final design and until the developer has demon- <br />strated to the satisfaction of the City Engineer that <br />the system is adequate, connects to an approved point of <br />discharge, meets any and all applicable requirements of <br />the Alameda Flood Control District, meets any and all <br />applicable requirements of the Federal Emergency <br />Management Flood Hazard Program, and meets the imme- <br />diate and lon range requirements of this development <br />and all upstr~am areas intended to be drained through <br />this tract. <br />17. That electric power distribution, gas distribution, <br />communication service, and any required alarm systems be <br />installed underground in a joint utility trench unless <br />otherwise specifically approved by the City Engineer. <br />18. That the developer be responsible for the installation of <br />the street lighting system within the development. The <br />street lights shall be 70 watt, high pressure sodium vapor <br />units mounted on galvanized steel poles with poured in <br />place bases, on the LS-1C schedule per City requirements <br />and P.G.&E. standard details unless otherwise specifically <br />approved. Approval for the number, location, and type <br />of electroliers shall be withheld pending final design and <br />review by the City Engineer. <br />lg, That in-lieu park dedication fees be collected by <br />the City prior to approval of the final map at the <br />* rate then in effect and for the total number of <br />residential lots in the final map, unless this <br />requ has. been otherwise satisfied. <br />20, That any existing assessment district, which the property <br />may be subject to, be cleared prior to the approval of the <br />final map or the developer will cause a segregation to be <br />completed in conjunction with the final map. <br />21. That the developer submit a refundable cash bond for <br />hazard control prior to approval of the final map. The <br />amount of this bond will be determined by the City <br />Engineer. (Approximately $100 per lot - $2500 minimu3n). <br />22. That the developer submit a detailed street tree planting <br />plan. <br />*amended at 5/20/81 Planning Commission meeting. <br />
