~~~I[~ ~ May 20, 1981 Tentative Map Report _ TO: Planning Commission FROM: Engineering Services - City Engineer SUBJECT: Staff Report for Tentative Map, Tract 4807, The Forest The approval of this development is subject to the following conditions: 1. That the developer dedicate, in fee, to the City for street right-of-way purposes those parcels of land intended to be public streets and as shown on the tentative map as a portion of the southwest corner of the site for a 4 ft. sidewalk widening. 2. That the developer dedicate a grant of easement to the City over those parcels shown on the tentative map as Public Service Easements (P.S.E.). 3. That approval of the design for the line, grade and structural sections for the streets serving this development be withheld pending final design and review by the City Engineer. "' 4. That a detailed grading and drainage plan and all supporting information and design criteria be sub- mitted as part of the improvement plans for the development. 5. That all existing wells, septic tanks or holding tanks on the site be properly sealed, filled and abandoned prior to the start of grading operations unless Zone 7 retains specific wells for observation wells, or special approval is obtained from the City Engineer for temporary use of an existing well for construction water. 6. That the haul route for all materials to and from this development be approved by the City Engineer prior to approval of the final map or the start of any con- struction. 7. That the developer submit an erosion and sedimentation control plan as part of the improvement plans prior to approval of the final map.
