Res. 2009 <br />Page 9 <br />60. That all dwelling units in the development be con- <br />structed to meet the latest PG&E Energy Conservation <br />Home Standards. <br />61. That the following water conserving plumbing fixtures <br />be installed: a) low flush water closets; b) low flow <br />shower control heads; c) aerators in interior faucets; <br />and d) insulation of hot water lines. <br />62. That the developer's Contractor obtain an encroachment <br />permit from the City prior to beginning of construction. <br />63. That the developer pay any and all fees that the property <br />may be subject to. <br />64. That the development will be subject to further regu- <br />lation under the Fire Code and the applicant contact the <br />Fire Prevention Bureau for additional information on <br />this matter. <br />65. That the minimum house size shall be 2,000 sq. ft. and <br />that the minimum distance between all houses shall be <br />as shown on the development plan. <br />66. That the street numbers of all residences shall be <br />posted so as to be easily seen from the street at <br />all times, day and night. <br />67. That any damage to existing street improvements or <br />other public improvements or utilities now existing <br />or done during construction shall be repaired at full <br />expense to the developer. <br />68. That the private roadways be paved and provide a driving <br />surface of not less than 20 ft. of unobstructed width <br />for secondary, 28 ft. for the main roadway, 16 ft. for <br />the private driveway and capable of supporting the imposed <br />loads of fire apparatus and having a minimum of 13 ft. <br />6 in. of vertical clearance. The facility designated <br />on the plan as "Emergency Access Road" shall be designed <br />with grade, alignment and surfacing satisfactory to <br />the Fire Marshal and Director of Public Works to provide <br />an emergency exit (downhill only) and adequate access <br />for maintenance of the proposed water line connection. <br />69. The main entrance road (28 ft. wide) and secondary road <br />(20 ft, wide) shall be provided with turn-arounds as <br />shown on the development plan and shall have 6 in. <br />vertical P.C.C. curbs and gutters on both sides, or <br />as otherwise approved by the City Engineer. <br />
