PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2021 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING APPROVAL OF <br />DEVELOPMENT PLAN AND ZONING APPLICATION FOR <br />VINTAGE ASSOCIATES, LTD. AS FILED UNDER <br />CASE PUD-81-6 <br />WHEREAS, Vintage Associates, Ltd. has applied for Planned Unit <br />Development zoning and development plan approval for a <br />108 unit townhouse project to be located on a 7.19 acre <br />site immediately behind the shopping center on Pico <br />Avenue between Tawny and Palomino Drives; and <br />WHEREAS, the property is zoned PUD (Planned Unit Development- <br />High Density Residential) District; and <br />WHEREAS, a public hearing was held on July 15, 1981 at which time <br />all public testimony and documents were considered. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission of the City of Pleasanton <br />recommends approval of case PUD-81-6 subject to the <br />following conditions: <br />1. That case PUD-81-6 constitutes rezoning of the <br />subject property, thereby amending Ordinances 807, <br />864 and 865, and development plan approval for a <br />108 unit townhouse residential complex. <br />2. That the development be substantially as shown on <br />the development plan, Exhibit A, on file with the <br />Planning Division except that the easternmost <br />driveway on Palomino Drive be moved westerly so that <br />its centerline aligns with the centerline of Concord <br />Street; that if necessary to effect this new driveway <br />location, dwelling units shall be transferred from <br />the west side to the east side of the easternmost <br />Palomino Drive driveway; that the minimum building <br />setback on Palomino Drive shall be 20 ft.; that an <br />emergency access road be constructed between the <br />A unit and B unit sectors of the subject property <br />by removing at least the easternmost unit in <br />building A-13; and that a second driveway be <br />constructed toward the eastern edge of the pro- <br />perty onto Tawny Drive. That all of these changes <br />shall be approved by the staff prior to submittal <br />of a tentative map. <br />
