~~ <br />~~~ <br />1. That the development be substantially as shown on <br />the development plan, Exhibit A, except as modified <br />in conditions 2 through 5 below. <br />2. That the 90° curve in the private street shall be <br />revised to provide for a minimum 40 ft. inside curb <br />radius or that a knuckle be constructed in the <br />outside curb radius to the satisfaction of the City <br />Engineer. <br />3. That the curb radius at the cul-de-sac shall be increased <br />to a minimum of 40 ft, or that a turn-around be designed <br />to the satisfaction of the Fire Chief and the City <br />Engineer. <br />4. That an emergency vehicle access shall be constructed <br />from the cul-de-sac or turn-around to the church property <br />to the south, that access to be designed to the satis- <br />faction of the Fire Chief and City Engineer. <br />5. That the on-site storm drainage system be a private <br />system within a maintenance easement and have a minimum <br />5 ft. clearance from any property line or building <br />footing. <br />__,\ <br />6. That the tentative map submittal for this development / <br />include all conditions of this PUD application. <br />7. That the sanitary sewer main be a public system. <br />8. That the on-site water line be a public system to the <br />satisfaction of the City Engineer. <br />9. That the tentative map submitted for this application <br />shall indicate proposed utility installations (P.G.&E., <br />P.T.&T., etc.). <br />10. That the developer dedicate a public service easement <br />over the private drive area to the satisfaction of the <br />City Engineer. <br />11. That the following energy conservation package shall <br />be part of the development: <br />A. Solar hot water; <br />B. Passive solar landscaping; <br />C. Insulation of R-30 in ceilings and R-13 in walls; <br />D. Weatherization of all exterior penetrations, <br />including sole plates; <br />E. Energy saving appliances; <br />F. Housing to-lot-orientation (minor access within <br />25° of true south); and <br />G. Double pane glazing throughout. <br />-2- <br />
