PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2053 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF AN APPLICATION <br />OF VERMILLION DEVELOPMENT COMPANY FOR DEVELOPMENT PLAN <br />APPROVAL AS FILED UNDER CASE PUD-81-18. <br />WHEREAS, Vermillion Development Company has applied for development <br />plan approval for a 21 unit townhouse development proposed <br />to be located on the north side of Del Valle Parkway <br />approximately 200 ft. east of the intersection of Harvest <br />Road and Del Valle Parkway; and <br />WHEREAS, the property is zoned PUD-Medium Density Residential <br />District;,, and <br />WHEREAS, a duly noticed public hearing was held on August 12, <br />1981 at which time the public was given the opportunity <br />to comment on the proposed development; and <br />WHEREAS, the subject property is zoned PUD-Medium Density Resi- <br />dential, and the General Plan limits the density of <br />Medium Density Residential property to 2 to 8 dwelling <br />units per gross acre; and <br />WHEREAS, the subject property is 2.277 acres in size and 21 units <br />are proposed. This is a density of 9.22 dwelling units per <br />acre; and <br />WHEREAS, the General Plan does have a provision in planned unit <br />developments that the density may vary a maximum of 25~ <br />above or below the density ranges shown in the plan where <br />the approving body finds that the PUD is in the best <br />interest of the public health, safety and welfare; meets <br />the purposes of the PUD Ordinance and complies with <br />all applicable goals and policy statements of the General <br />Plan. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES TfiE FOLLOWING: <br />Section 1. Allows a density bonus because it is found that the <br />proposed development is in the best interest of the public <br />health, safety and welfare; meets the purposes of the PUD <br />Ordinance and complies with all applicable goals and <br />policy statements of the General Plan. <br />Section 2. The Planning Commission recommends approval of case <br />PUD-81-18, Vermillion Development Corporation subject to <br />the following conditions.: <br />
