Res. 2082 <br />Page 2 <br />4. That the colors of all buildings in the development <br />shall be approved by the Planning Division prior to <br />issuance of a building permit. This shall include the '~= <br />colors of the two proposed railroad cars. <br />5. That case PUD-81-28 covers all five parcels shown on <br />the development plan, Exhibit A, with parcels 4 and 5 <br />being rezoned and devoted solely to park and open space <br />uses. Uses on parcels 1 through 3 shall be limited <br />solely to those permitted and conditionally permitted <br />uses of the C-C (Central Commercial) District. <br />6. That the developer be aware that there will be additional <br />requirements of this development under the City's Fire <br />Code. The developer should contact the Fire Marshal <br />for additional information. <br />7. That the developer acknowledges that the City of <br />Pleasanton does not guarantee the availability of <br />sufficient sewer canacity to serve this development by <br />approval of this project and that the developer agrees <br />and acknowledges that building permit approval may be <br />withheld if sewer capacity is found by the City not to <br />be available. <br />8. That the street number of all buildings be posted so as <br />to be easily seen from the street at all times, day and ,-~ <br />night. ~/ <br />9. That all ducts, meters, air conditioning equipment, and <br />any other mechanical equip m=_nt, whether on the structure, <br />on the ground, or elsewhere, be effectively screened <br />from view with materials architecturally compatible <br />with the main structure. <br />10. That all mechanical equipment be constructed in such a <br />manner that noise emanating from it willnot be percel~'tible <br />at or beyond the property plane of the subject property in <br />a normal environment for that zoning district. <br />11. That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights-of-way. <br />12. That all trash and refuse be contained completely within <br />enclosures architecturally compatible with the main <br />structure. <br />13. That all trees used in landscaping be a minimum of 15 <br />gallons in size and all shrubs a minimum of 5 gallons. <br />14. That if signing for the development is desired, a <br />comprehensive signing program be submitted to the City '~ <br />for consideration under separate application. ~~~ <br />15. That 6" vertical concrete curbs be installed between <br />all paved and landscaped areas. <br />
