EXHIBIT "A" <br />PLANNING COMMISSION RESOLUTON N0. 2501 <br />1. That the development be substantially as shown on the <br />site plan, elevations and landscape plan, Exhibit A, <br />on file with the Planning Department. <br />2. That prior to opening the model home complex, the <br />applicant shall complete Ascot Court per the improve- <br />ment plans for Tract 5129. <br />3. That the applicant shall redesign the driveway approaches <br />to meet City standards. <br />4. That all driveways shall be installed prior to the models <br />being occupied as residences. <br />5. That the model home complex shall not be utilized until <br />vehicular access is available to Fairlands Drive via <br />Gulf stream Street or via the extension of Pimlico Drive <br />from West Las Positas Boulevard. <br />6. That legible addressing for all models shall be provided. <br />7. That the applicant shall provide blue dots in adjacent <br />streets to all City standards for fire hydrant locations. <br />8. That the applicant shall completely remove the temporary <br />parking lot prior to any of the models being used as <br />residences. <br />9. That approval of this use permit does not constitute <br />approval of any signing for the development and if <br />signing is desired, it shall be submitted to the City <br />under separate application. <br />10. That approval of the sales office is granted for a period <br />of one year at which time the proponent must reapply for <br />an extension. This may be done administratively and does <br />not need to be resubmitted to the Planning Commission. <br />11. That all trees used in the model home complex shall be <br />a minimum of 15 gallons in size and all shrubs a minimum <br />of 5 gallons. <br />12. That a burglar alarm system shall be installed in the <br />model home complex, said system to be approved by the <br />Police Department prior to installation. <br />
