34. That the typical 1/2 section of the 26 ft. wide streets <br />shown be revised to show a 28 ft. wide street from curb to curb <br />within a public service easement (PSE). This will provide <br />for one lane of vehicular traffic in each direction and a <br />parking lane on one side. It will also provide for the <br />required 20 ft. wide fire lane with a vehicle parked <br />on one side. These streets shall be private and shall be <br />maintained by a homeowner's association. <br />Water, sanitary sewer, and selected storm drainage systems <br />within these streets shall be public systems. These streets <br />shall be terminated with a turn-around satisfactory to <br />the Fire Chief and the City Engineer. <br />35. That the 20 ft. wide "access roads" be private and be <br />maintained by a homeowner's association. Public service <br />easements shall be granted over these roads. Water, <br />sanitary sewer, and selected storm drainage systems <br />within these roads shall be public systems. <br />36. That the 25 ft. wide drives and the associated entrance <br />drives serving the "patio and paired homes" be private streets <br />maintained by a homeowner's association. The water, sanitary <br />sewer, and storm drainage systems within these streets shall <br />be public systems within public services easements <br />(PSE). These streets shall be signed and striped for <br />"no parking". The entrance drives shall be provided with <br />sidewalks on at least one side. <br />37. That Bordeaux Street be connected per Exhibit "C". The developer <br />shall dedicate any required right-of-way and construct the <br />terminus to the satisfaction of the City Engineer. This work <br />shall be completed prior to occupancy of the 51st dwelling <br />unit. <br />38. That the entrance drive to the recreation center be a private <br />street and be maintained by a homeowner's association. A <br />sidewalk shall be constructed on the west side of this street. <br />39. That approval of the storm drainage system be withheld pending <br />final design and until the developer has demonstrated to the <br />satisfaction of the City Engineer that the system is adequate, <br />connects to an approved point of discharge, meets any <br />and all applicable requirements of the Alameda County Flood <br />Control District - Zone 7, meets any and all applicable <br />requirements of the Federal Emergency Management Flood <br />Hazard Program, and meets the immediate and long-range <br />requirements of this development and all upstream areas <br />intended to be drained through this development. <br />
