This may be accomplished <br />by: <br />1) Construct a 6 ft. wide, or larger, planter <br />island in the center of a 26 ft. or 30 ft. <br />driveway approach centered on the existing <br />12 in. diameter redwood tree and the existing <br />9 in. tree. (Althernate "A") <br />2) Construct a 25 ft. wide minimum driveway <br />approach with the centerline approximately 21 ft. <br />from the southwest property corner. This driveway <br />would clear the existing 12 in. redwood by <br />approximately 5 ft. (Alternate "B") <br />3) Alternate layout, approved by the City Engineer, <br />which satisfies the required objectives. <br />Suggested layouts for items 2a, 2b, and 2c, may be reviewed <br />at the office of the City Engineer. <br />8. That the developer dedicate to the City for street <br />right-of-way purposes, an 8 ft. wide public service easement <br />parallel with and contiguous to the Ray Street property line. <br />9. That the developer reconstruct the street frontage improve- <br />ments on Ray Street to provide for 20 ft. of pavement from <br />the Ray Street centerline to the face of curb, a 5 ft. <br />sidewalk from face of curb to the existing property <br />line, and transitions as required. <br />10. That the developer comply with all applicable requirements <br />of City Ordinance No. 1152 (Preservation of Trees on <br />Private Property) including submittal of a tree survey of the <br />subject development site. <br />11. That this project is subject to all Standard Conditions <br />of Development, attached hereto and made part of this <br />case by reference except conditions 29, 31, 33, 35, 36, <br />46, 49, 50, 51 and 54. <br />
