1. That the development be substantially as shown on the <br />development plans, Exhibit A, on file with the Planning <br />Department. <br />2. That the design of the carports shall be submitted to the <br />Planning Department for approval prior to issuance of a <br />building permit. <br />3. That the applicant shall employ all measures necessary to <br />preserve the two 20 inch and the one 12 inch redwood trees <br />adjacent to the southern property line during construction of <br />the proposed project. Such measures shall include but not <br />necessarily be limited to providing barricades around the <br />trees to protect their trunks, roots, and low hanging <br />branches. These barricades shall be set far enough from the <br />trees to protect them from soil compaction and excavation. <br />The 18" redwood tree adjacent to the western property line <br />shall be removed. <br />4 <br />5 <br />6 <br />7 <br />That the developer construct a 6 ft. high solid wood fence <br />along the western and northern property lines of the subject <br />property as part of the development. <br />That the developer be aware that the project is subject to <br />growth management approval prior to issuance of a building <br />permit or subdivision of the land. <br />That standard condition number 30 be revised to read as <br />follows: <br />30. That the developer submit a refundable cash bond <br />for hazard and erosion control prior to issuance of <br />a building permit. The amount of this bond will <br />be determined by the City Engineer. <br />That the proposed plan for the private driveway serving this <br />development be revised by the developer prior to submittal of <br />the side development plans to effect the following changes: <br />a. Add a turn-around at the north terminus of <br />the driveway, to the satisfaction of the Fire <br />Marshal, to allow turning movements of fire engines. <br />Portions of this turn-around may be surfaced with <br />decorative paving and used for recreational purposes. <br />b. Revise the abrupt angle points midway long the <br />driveway by providing two reverse curves with a <br />minimum centerline radius of 80 ft. <br />c. Revise the private driveway at its connection with <br />Ray Street to provide a more nearly perpendicular <br />
