PUD-84-15 <br />Exhibit "A" <br />Resolution No. 2586 <br />12/12/84 <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, except that lots 82 and 83 shall <br />be combined in order to enhance preservation of the large oak <br />tree on lot 83 (the lot lines of lots 84 and 81 may be <br />adjusted as part of this combination); and one of the lots in <br />the tier comprised of lots 33, 34, 35, and 108 through 120 <br />shall be removed so that lots 120 and 33 will be wider than <br />70 ft. and the roadway alignment may be adjusted. <br />2. That the cul-de-sac bordered by lots 62 through 67 shall be <br />extended as a stub street to the northern property line in <br />order to provide future access to the Bonde property to the <br />north. <br />3. That all recommendations of the Tree Survey Report prepared <br />by Barry Friesen dated October 15, 1984 and the supplemental <br />report from Barry Friesen dated November 9, 1984 shall be <br />complied with. <br />4. That the well site between lots 53 and 54 shall be <br />landscaped by the developer with a landscape plan submitted <br />to the Planning Department for approval prior to approval of <br />the appropriate final map on the subject property. <br />5. That the homes on lots 121 through 129 shall be fully <br />designed on all four sides and that the horizontal plains of <br />the rear of these homes shall be broken in order to provide <br />architectural interest. Elevations of all of these homes <br />shall be submitted to the Planning Department for approval <br />prior to issuance of any building permit on the subject <br />property. <br />6. That the fences bordering the open space area on lots 121 <br />through 129 shall be of open or wrought iron construction and <br />submitted to the Planning Department for approval prior to <br />approval of a tentative map. <br />7. That the rear yard fencing for lots 18 through 32, 34 and 35 <br />and the 50 ft. portion of the southern property line of lot <br />17 shall be of open or wrought iron construction approved by <br />the Planning Department prior to tentative map approval. <br />8. That it is understood that the 25 ft. roadway easement along <br />the northern property line of the subject property shall be <br />abandoned as soon as alternate access is provided to the <br />eastern portion of the Lund ranch and that the lots adjacent <br />to this roadway shall include the roadway area. <br />- 1 - <br />
